· Bid all contract services.
· Supervision of all services from commencement to completion
· Worker’s Comp insurance compliance

· Provide utility auditing and energy conservation retrofitting.
· Create and maintain HOA website.
· Financing and construction supervision
· Assist The Board with obtaining proposals for Reserve Studies.
· Assist Architectural committee with the Architectural process.
· Maintain an architectural log.
· Work with The Association’s Architect.
· Annually assist Board of Directors with budget preparation.
· The proposed budget is developed through the analysis of the previous year’s expenses and the recommendations of the reserve study.
· The supervisor will meet with the Board to review the proposed budget and make adjustment as per Board’s instruction.
