ASSOCIATION & PROPERTY MANAGEMENT SERVICES

Prime Investment Management has had a long history in managing homeowner’s associations with much success. In general, our services include, but are not limited to:



Management Planning Strategies

· Board direction and administration.

· Expert advice and guidance.

· Ensure proper board operation and procedures.

· Annual insurance review.

· Setting an annual calendar of critical HOA dates.

· Distribute and assist in preparation of board agendas.

· Maintain Association records.

Maintenance & Ground Supervision

· 24-hour emergency response.

· Regular documented inspections.

Financial Reporting

· Submit timely, accurate, computerized financial reports within 10 days of month end.

· Mail monthly homeowner dues statements.

· Establish individual property operating bank account.

· Option of Automatic draft of homeowners HOA dues.

· Coordination of all computerized dues collection.

· Enforce association collection policies.

· Receipt, approval, and payment of all approved bills.

· Track all homeowner /vendor activities.

· Preparation of annual 1099 and W-2 requirements.

· Coordination and supervision of payroll functions and reporting.



Value Enhancement

· Significantly reduce operating costs through vendor/service contract re-negotiation.

· Evaluate and recommend ancillary income opportunities.


Employees & Vendors

· Hire, train, and supervise all on-site employees.

· Specify and bid vendor contracts.

· Screen vendors & track insurance

· Bid all contract services.

· Supervision of all services from commencement to completion

· Worker’s Comp insurance compliance

· Employee benefit packages available


Extended Services

· Provide utility auditing and energy conservation retrofitting.

· Create and maintain HOA website.

· Financing and construction supervision


Reserve Study

· Assist The Board with obtaining proposals for Reserve Studies.



Architectural Applications

· Assist Architectural committee with the Architectural process.

· Maintain an architectural log.

· Work with The Association’s Architect.


Budget Preparation

· Annually assist Board of Directors with budget preparation.

· The proposed budget is developed through the analysis of the previous year’s expenses and the recommendations of the reserve study.

· The supervisor will meet with the Board to review the proposed budget and make adjustment as per Board’s instruction.
